Yuko brings firsthand experience from both sides of the Land Use Review process, having served as a development applicant's representative and as the Vice Chair for City of Lake Oswego's Development Review Commission. By engaging the jurisdiction's Planning & Building Departments during the feasibility stage, permit requirements are clearly established before design begins. This ensures a smooth permitting process without any costly surprises and project delays. 

Design Development

Design services progress through conceptual and schematic design exploring concepts and spatial organization, design development refining details and coordinating building systems, and construction documents providing complete, permit-ready drawings and specifications. 
Throughout design phases, regular client communication ensures design reflects priorities while addressing code requirements, budget realities, and construction logistics.

Construction Administration

Once the permit has been approved, the project is ready to break ground. 
We remain involved through construction to observe general conformance with the approved permit plans, acting as the client’s representative. 
Throughout construction, we collaborate with the contractor by making periodic site visits, providing clarifications as needed, and reviewing changes to help ensure the design intent is carried through.
